  1. Beyond the immigration checklist: how to evaluate an EB-5 project’s viability

When looking at an EB-5 project, investors don’t just need to ask about immigration milestones or job creation. Is there a committed senior lender? Where does EB-5 sit in the capital stack? Is the sponsor putting in meaningful equity? We explain the differences between the loan and equity models and why the strength of a project’s non-EB-5 capital is often the best indicator of whether it gets built and repays investors.

  1. Following the money: fund administration, escrow, and tracking flow of funds

Understanding where your capital is deployed, what stage the project is at, and what milestones have been met are critical components not only of EB-5, but of any real estate investment. We’ll take a look at the behind-the-scenes safeguards most investors never think to ask about (but should), including escrow, fund administration, cosignatory, flow of funds, audit protection, and immigration workflow.

  1. Reading the credit markets: what’s happening in lending and why it matters for how you get repaid

EB-5 projects need a clear, well-defined repayment plan so investors can understand the source and timing of how their capital is returned, whether through a refinance, a takeout loan, or a sale of the project. Understanding credit markets is understanding your exit, so the panel will take a frank look at today’s financing environment, where senior lending stands, and how tighter credit conditions are reshaping deal structures.
